Five decisions before you list

A practical starting point for a conversation about selling your home.

1. Define what a successful move means.

Write down your preferred timing, where you plan to go, and the amount of flexibility you have. A strong sale price matters, but so does a workable transition.

2. Understand your starting numbers.

Gather your approximate loan balance, any other property-related balances, and known ownership costs. Request current payoff information when you need a more precise estimate.

3. Separate maintenance from upgrades.

Make a list of known issues and improvements you’re considering. Before spending, discuss what is likely to affect buyer perception and how much time each project requires.

4. Look at your competition.

Review relevant sold homes alongside the homes buyers can choose today. Compare condition, location, layout, and price. An online estimate can be a starting point for questions.

5. Plan daily life during the listing.

Think through showing access, pets, work schedules, belongings, and the time you need to prepare for a visit. Set expectations before launch.
